RESERVATIONS

Upon receiving written confirmation of your reservation via e-mail or fax we will re-confirm your reservation. After receiving either payment in full or a deposit cheque, we will forward you a copy of a formal lease, directions and a rental guide and entertainment list. See terms.

RESERVATIONS BOOKED WITHIN 5-7 DAYS OCCUPANCY:

Payment in full via courier or express post or, in some cases, simply pay in full upon arrival.

RESERVATIONS BOOKED WITHIN 30 DAYS OF OCCUPANCY:

DEPOSIT: Either payment in full or a minimum 50% of rental fee, payable by cheque or money order to CHRISTINE JOLI-COEUR. Deduct 1% from the rental fee if you pay in full, in advance with one cheque. The balance is payable in full upon arrival.

RESERVATIONS BOOKED 31 DAY TO 90 DAYS IN ADVANCE:

DEPOSIT: Either 30 or 50% of rental fee, payable by cheque or money order to CHRISTINE JOLI-COEUR. Deduct 1% from the rental fee if you pay in full, in advance with one cheque. The balance is payable by personal cheque or money order dated 30 days prior to occupancy or in full upon arrival.

RESERVATIONS BOOKED SIX MONTHS OR MORE IN ADVANCE:

DEPOSIT FOR WEEKLY RESERVATIOS: A 30% deposit accompanied by postdated cheques for another 45% dated 90 days prior to occupancy. The 35% balance is payable by personal cheque or money order dated 60 days prior to occupancy or in full upon arrival.

DEPOSIT FOR WEEKEND RESERVATIOS: A 50% deposit accompanied by postdated cheques for another 25% dated 90 days prior to occupancy. The 25% balance is payable by personal cheque or money order dated 60 days prior to occupancy or in full upon arrival.


These terms are negotiable. We do not require a damage deposit however you have to approve a formal lease. We unfortunately do not accept credit cards.

Although we use the name Twin Oaks On The River in honour of two oak trees planted in memory of two family members, cheques should be made payable to Christine Joli-Coeur and forwarded to:

CANCELLATION POLICY

Ideally if you are not sure if you can commit to specific dates, please just wait until you are sure.

Cancellations made in writing by registered letter, any time up to an including 121 days to prior occupancy are subject to a 10% cancellation fee of the overall contract value and a refund of the difference of any monies paid. For example a $1,000 rental fee would entail a $100 cancellation fee.

Cancellations made in writing by registered letter within 61 to 120 days to prior occupancy are subject to a 33% cancellation fee of the overall contract value and a refund of the difference of any monies paid. For example a $1,000 rental fee would entail a $333 cancellation fee.

Cancellations made in writing by registered letter within 31 to 60 days to prior occupancy are subject to a 66% cancellation fee of the overall contract value and a refund of the difference of any monies paid. For example a $1,000 rental fee would entail a $666 cancellation fee. If we can re-rent the week or weeks in question we will happy to reduce the cancellation fee, less any costs for re-renting: Most advertisements in newspapers start at $150 to $250.

Cancellations in writing by registered letter within 30 days to prior occupancy are 100% responsible for the complete rental fee. It is almost impossible to find a suitable tenant on short notice.

If ever we can re-rent the week (s) you cancelled we may be able to offer you a credit to be used at a later date, within 12 months of the cancelled date, at a mutually convenient time. However we can sometimes only give you only 30 days notice for availability.
